A Successful Sale Is Just A Few Steps Away

To sell a home, you have to accentuate the positive and eliminate the negative. Focus on the home's best features and strengths while finding simple ways to minimize its weakness.

The Crucial First Impression
The front of your home is the first thing a prospective buyer sees, make sure it is presentable. The lawn should be freshly cut, the walkway swept and any lawn equipment or yours should be put away.
 
Let There Be Light
Light can make a room look bigger, and it makes your home more inviting to a prospective buyer. Make sure to pull back the drapes during the day, and turn on the lights in the evening.
 
Lefty Loosey, Righty Tighty
Fix those loose doorknobs, hinges, and sticking windows. These minor repairs may not guarantee a sale, but leaving them untouched will not help one.
 
Go With The Flow
Homebuyers are watchful for rusty pipes and leaky faucets. Call the plumber for an inspection to make sure everything.
 
Add Some Flair
Do some last minute decorating. Just adding a few small paintings, some colorful throw pillows, or a unique light fixture can breathe new life into a room.
 
Turn The Volume Down
Be sure to shut off the television, radio, dishwasher, etc. before your house is shown so the Realtor will not have to talk over them.
 
Show By Appointment Only
Your job is to make sure the house is ready to show. Your Realtor will schedule all showings, including those from other real estate agencies.
 
This Isn't A Yard Sale
Do not try to sell the prospective buyer your furniture, appliances, or garden tools. That can be negotiated after the sale.
  Small Investments Create Big Payoffs
Worn down wood and faded walls can be healed inexpensively with a few cans of paint and a couple rolls of wallpaper. It will give your home a newer shine that can wow a buyer.
 
Spring Clean In Any Season
Do a thorough cleaning of the entire home, including the attic, closets, and storage areas. Neat and clean areas create the illusion of a bigger space and are more pleasing for a prospective buyer to view.
 
Safety First
Be sure to keep staircases and hallways free of clutter, as this can be unsightly and dangerous.
 
Your Bath Should Make A Splash
Scour bathroom sinks and bowls, replace cracked tiles, recaulk where needed and make sure towels are clean and folded neatly.
 
Keep Your Distance
Try to be out of the house when it is being shown. If you do stay home, let the Realtor do their job; stay in the background and try not to distract the tour.
 
Pet Peeves
Try to keep pets and children out of sight. Kids can be distracting and the prospective buyer may not be fond of animals.
 
Do Not Say You Are Sorry
Buyers are only human. They will understand some dust here and there, but do not point it out to them. The Realtor will accentuate the positive, not the negative.
 
Leave It To The Pro's
Your Realtor is well-trained and qualified for their position. Let them handle the topics of selling price, terms and conditions, date of closing, etc. They will negotiate on your best behalf.
 
Preparation Is Key
Be sure to leave your home in good condition each morning becuase it may need to be shown on the turn of a dime.
